Rent panel rejects tenants eviction plea

The Rent Disputes Settlement Committee in Abu Dhabi has rejected the request of a number of landlords of multi-storey buildings who sought eviction of tenants on the grounds of proposed conversion of the properties into hotels.

Owners of eight residential buildings, housing 280 apartments, had petitioned the committee, the secretary-general of the committee, Ibrahim Frehat, told Khaleej Times.

In their complaints, the tenants alleged that a number of realty offices and investors give attractive offers to the landlords leasing out their properties at astronomical prices, he pointed out.

The panel also rejected the request of the landlords for increasing the rent by 5 per cent as a year had not passed since the current tenancy contracts were signed, he noted.

Under the law, the rent of a property cannot be increased within a year of signing of the tenancy contract, he said.

He, however, said the committee is authorised to reduce or revoke the annual increase, if the building is old and needs maintenance. Source
